Why would you ever want to be
tied to a real estate agent...if they "stink" at what they do? I had a situation wherein a Seller had locked herself into a 90-day contract with a local real estate company...and could not get out of the contract until her full 90-days was over. She called me...frustrated by the fact that the agent would not return her calls. Her agent did not have a marketing plan...did not do online open houses, did not exploit www.Realtor.com - or 17 other high-profile web sites.... www.Boston.com, etc. and nothing was getting done. Her agent had no color flyers touting the features and benefits of owning the home. I respond within ten minutes of receiving a call (unless I am directly with a buyer showing a home), and I have a great marketing plan that includes setting up an online OPEN HOUSE TOUR of your property. Click on the photos of any of the homes on my front page to see what I mean. BUYERS love OPEN HOUSES,.....but I insist that they first take the ONLINE OPEN HOUSE TOUR. This way...you have not spent three hours cleaning your home only to have a potential buyer see it...and say, "I don't like this or that." With my EXCLUSIVE (meaning I am the ONLY Realtor who does these) OPEN HOUSE TOURS, my SELLERS have the best advantage for selling their homes. The TOURS are posted in the MLS. This means that any real estate agent can send the generic tour (no propaganda in those) directly to their buyer to see the home just as if I was there physically doing my presentation to them. If the BUYER loves the home, they will want to see it. Would you feel better about things if a potential BUYER was already at your home....anytime they liked....24 hours a day - 7-days a week? The man who bought 2 Rubin Drive in Norton bought the house based on seeing the tour I did. He called his own agent and in about 60-days, he moved into his new, beautiful home. Here is what the MLS agents get to see. Notice the GREEN OH (Open House) icon....
So, we cover all of the bases for you. If you just fill out our online LISTING FORM, I will get it in ten seconds. Then, I will call you within an hour. Within three hours, I will have the numbers for you that wil tell you how much money your home is worth...pending my actually going to see the home to see the overall condition of the property. It may turn out to be worth a little more...or a little less than my ballpark figure that I will give you BEFORE WE MEET. Nobody else does this. I don't think they dare. NO LONG-TERM CONTRACTS! Section 7 of a typical MLS Listing Contract states that YOU, the Seller, must sign up for a period of 90-days to sometimes 120 days, depending on the agent who writes it up. I put an * right next to that paragraph and I sign off on this statement, "Seller may terminate this agreement at any time prior to the presentation of an Offer." This way...YOU, the SELLER, are never tied
to an agent who - "stinks" at their job!
